Meth Testing Auckland Service
Meth testing checks a property for methamphetamine residue left behind by smoking or manufacturing. Auckland Steam ‘n’ Dry has provided professional meth testing across Auckland for over 30 years, using both MMC device screening and full analytical laboratory tests.
A meth-contaminated home isn’t always obvious. Consequently, buyers, tenants and landlords can all end up living somewhere toxic without realising it, which is exactly why meth testing has become a standard part of due diligence in Auckland.
What Our Meth Testing Involves
Our testers include an IICRC-certified Master Restoration Technician and one of New Zealand’s most experienced P cleaning decontamination specialists. We use US military-approved forensic testing equipment from accredited laboratories to identify residue from manufacturing or smoking meth.
Buying a home usually means checking plumbing, insulation, foundations and wiring. However, meth testing is frequently overlooked, even though meth-contaminated houses can cause lasting health problems. That’s why we recommend it alongside a standard building inspection.
Meth Testing Methods We Offer
MMC screening test. We mark a 10cm x 10cm area, wipe it with a squab, then run a lateral flow immunology test. A red line in the ‘T’ area is a pass; the device has a sensitivity of under 300 ng/ml. This gives a quick positive or negative result, though not an exact contamination reading.
Analytical laboratory test. The same squab process, but the sample goes to a lab for detailed analysis. Therefore, you receive an actual µg/100cm² figure rather than a simple pass or fail, which matters if you need to prove compliance.
Indicative composite testing. Instead of one spot, we wipe 8 to 10 separate areas throughout the property. This gives a broader indicative picture of a whole home rather than a single room.
Laboratory composite testing. The same multi-area approach, but the squabs go to the lab for up to five analytical tests, giving both breadth and precision.
Example result table (illustrative only — every property is tested individually):
| Location | Result |
|---|---|
| Kitchen | Negative |
| Lounge | Negative |
| Bedroom | Negative |
| Toilet | Negative |
| Bathroom | Negative |
Common Meth Testing Mistakes We See in Auckland
“A positive screening test proves the house is over the legal limit.” MMC screening tests are qualitative, meaning they show positive or negative, not an exact reading. Before assuming a costly clean-up is needed, it’s worth confirming with an analytical lab test.
“The old 1.5µg/100cm² limit still applies.” New Zealand’s methamphetamine rules changed on 16 April 2026. Under the Residential Tenancies (Managing Methamphetamine Contamination) Regulations, a rental property is now considered contaminated above 15µg/100cm², with 30µg/100cm² treated as uninhabitable.
“One quick test clears the whole house.” Contamination is assessed room by room, and use is often concentrated in one area, such as a bedroom or garage. A single spot check can miss a problem that a composite test would catch.
“Only landlords need to worry about this.” Home buyers carry exactly the same risk as tenants. A pre-purchase meth test is a small cost next to the price of unknowingly buying a contaminated property.
Advice From Our Meth Testing Team
| Common Belief | Expert Reality | Best Practice |
|---|---|---|
| A positive screening test means the house is over the limit | Screening tests are qualitative, not quantitative | Confirm results with an analytical lab test |
| The old 1.5µg/100cm² limit still applies | Rental properties are now assessed against 15µg/100cm² | Check which threshold applies to your situation |
| One spot test clears the whole house | Contamination is assessed room by room | Choose composite testing for a fuller picture |
| Only landlords need to test | Buyers face the same health risk | Get pre-purchase meth testing, not just a building report |
What Meth Testing Costs in Auckland
MMC screening for an average house runs from $159 + GST. Analytical laboratory testing costs around $175 per location, while indicative composite testing ranges from $129 to $290 depending on the property. We’ll email you a detailed test report certificate, and we can also refer you to an independent analytical laboratory if needed.
Please note: all prices above may vary depending on property size and access.
Meth Testing FAQs
What’s the difference between a screening test and a lab test? A screening test gives a fast positive or negative result on the spot. A lab test takes longer but tells you the exact µg/100cm² reading, which you’ll need if you’re disputing a result or proving compliance.
Do I need meth testing before buying an Auckland property? It’s not compulsory, but we’d recommend it alongside your building report. Meth contamination often isn’t visible, and remediation costs can be high if it’s discovered after settlement.
How quickly will I get my meth testing results? Screening results are available on the day of testing. Laboratory results usually take a few working days, depending on the lab’s turnaround.
What should I do if my property tests positive for meth? Get an analytical test to confirm the exact reading, then speak to us about a decontamination plan. Our team can guide you through remediation and retesting so the property meets the required standard.
